Market value is not simply a number

A property’s value depends on more than its size or municipal assessment. Important factors include:

The municipal assessment is primarily used to calculate taxes. It does not necessarily represent what a buyer would pay today.

Compare with properties that actually sold

Current listings show what sellers are asking. Sold properties reveal what buyers actually agreed to pay.

A sound analysis considers recent comparable sales and adjusts for meaningful differences. A property with parking, for example, should not be compared directly with an otherwise similar property without parking.

The first weeks matter

A new listing usually receives its greatest attention at the beginning. Active buyers and their brokers see it quickly.

When the price makes sense for the market, this initial period can generate more visits and create genuine interest. When it is overpriced, buyers may wait for a reduction or choose another property.

Why not simply try a higher price?

A price can always be reduced later, but a reduction cannot fully recreate the attention of the first days on the market.

An ambitious price can work when comparable sales, distinctive features and current demand support it. It should be part of a considered strategy, not simply a number chosen to see whether someone accepts it.
